Zoning Ordinance Comprehensive Review

On November 28, 2023, the Denton Planning Commission completed its review and update of the 2010 Denton Comprehensive Plan and recommended the adoption of the 2020 Denton Comprehensive Plan to the Mayor and Town Council. The Denton Town Council adopted the 2020 Denton Comprehensive Plan by Resolution No. 896 after a public hearing on December 11, 2023.

The Denton Planning Commission began a comprehensive review of the Town’s Zoning Ordinance and Official Zoning Map in January 2024. The purpose of this comprehensive review is:

  • Revise the Official Zoning Map to ensure zoning classifications are consistent with the new plan.
  • Revise Zoning Ordinance standards, processes, and development options to ensure they are consistent with and implement the recommendations of the Comprehensive Plan.
  • Eliminate previously identified inconsistent and conflicting requirements in the existing Zoning Ordinance.

The Planning Commission’s deliberations will occur in a series of workshops over the next several months. They will examine each article of the Zoning Ordinance, evaluate its consistency with the goals, objectives, and recommendations of the 2020 Denton Comprehensive Plan, and recommend revisions as appropriate. Review criteria will include the requirements of § 3-103 of the Land Use Article Annotated Code of Maryland that development regulations:

  • Use flexible development regulations to promote innovative and cost-saving site design and protect the environment.
  • Support economic development through innovative techniques.
  • Streamline review of development applications.

After their review, the Planning Commission will recommend a revised Official Zoning Map and Zoning Ordinance to the Mayor and Council.
