Comprehensive Plan Updates
The Draft 2020 Denton Comprehensive Plan serves as a strategic roadmap outlining the long-term vision and objectives for the development and growth of Denton. The primary goal of the Draft Plan is to create a sustainable and thriving community, addressing crucial issues, such as efficient land use, infrastructure planning, community facilities and services, affordable housing, historic preservation, and natural resource conservation. The Planning Commission has identified priorities and strategies to improve residents' quality of life, attract investments, and foster economic prosperity. The Draft Plan will guide the Town's decision-making processes as Officials strive to balance preserving the Town's rich history and promoting responsible development that meets the evolving needs of its residents.
The Planning Commission is revising the Draft 2020 Denton Comprehensive Plan to address the comments from the September 12, 2023, Public Information Meeting and the comments of the Maryland Department of Planning, Maryland Department of the Environment, and Maryland Department of Housing and Community Development. A revised Draft for public review is expected in late October or early November.
The Denton Planning Commission conducted a Public Information Meeting on September 12, 2023, that was sparsely attended. Public comment concerned the need for the Comprehensive Plan to address the need for transitional housing in Denton. The Draft 2020 Comprehensive Plan already acknowledges transitional housing as a need, and the Planning Commission agreed to consult with the speaker's organization about strategies the Town could implement to address this need better.
The Planning Commission heard fifteen owner requests to have their properties' zoning evaluated for a different zoning district and to have that change reflected in the Land Use Element of the 2020 Comprehensive Plan at its regular August meeting. In addition, the Planning Commission evaluated the land use and zoning designation for properties currently zoned Recreation and Park (RP) in anticipation of eliminating the RP Zone in the comprehensive rezoning process following the adoption of the updated Comprehensive Plan. The Planning Commission will review its recommendations with the Town Council in a Joint Working Session scheduled for Tuesday, October 10, 2023, at 6:00 PM, at the Wharves of Choptank Visitor & Heritage Center.
State Department comments received on September 14, 2023, include suggestions to improve the Plan and better address the statutory requirements of the Land Use Article. A copy of the State comments is available on the website. These suggestions are currently under review and will be addressed in revisions to the Draft Plan.
