You are invited to submit a Lump Sum Bid for the Richard Potter House Phase I: Historic Rehabilitation in Denton, MD. Bidders must demonstrate past experience in Historic Restoration and Preservation. Submit project sheets or owner references for verification.
In general the work comprises:
Phase I: Historic Rehabilitation of the Richard Potter House, located at 9 N. 4th Street, Denton, MD 21629, as specified and as shown on the Drawings and specifications. Time is of the essence and all work must be accomplished in accordance with the time allocated in the Bid Form for the scope comprised by the Construction Documents to avoid monetary penalties. As a part of the base bid work contractor is to protect all other elements of the historic building.
A Lump Sum Bid is required for the complete work. The Drawings and Project Manual were prepared by:

NOTIFICATION OF INTENT TO BID
Prior to or upon pick-up of the drawings, Contractors MUST email or hand deliver the Intent to Bid form to Attn: Mr. Scott W. Getchell, Town Administrator, 4 N 2nd Street, Denton, MD 21629; Copy the Architect at Barton@BartonRoss.com. The EMAIL Intent to Bid reply form is attached at the end of the Invitation to Bid. Contractors who do not register will not be on a list to receive Bidding Addenda or other bid period information regarding the Project. The Intent to Bid Form must be on record with the Owner for the Contractor’s bid to be accepted. It is the Contractor’s responsibility to contact the Architect to request Bid Addenda (if any).
BID SUBMISSIONS
Submit 1 (one) copy of sealed bid directly to:
Scott W. Getchell, Town Administrator, 4 N 2nd Street, Denton, MD 21629 for the Project listed herein, until 2:00 p.m. local time, Thursday, September 28, at which place and time the said Bids will be publicly opened, read and tabulated by an authorized representative of the Owner. The Owner will thereafter make the Award of the Contract based upon the result of tabulations and the best interest of the Owner. The bid award will be made to the lowest responsible and qualified bidder who has submitted a complete bid proposal with all required attachments and according to the terms of the Contract Documents and Instructions to Bidders.
A Bid Bond in the amount of 10% of the Bid must accompany each bid in accord with the Instructions to Bidders. The Owner reserves the right to waive any informality or to reject any or all bids. Facsimile or electronically mailed bids will NOT be accepted. No bids will be accepted after the time and date set forth above.
The bid shall be accompanied by a Certificate of Surety on the form included in the Contract Documents from a surety company licensed to do business in the State of Maryland which shall represent that the surety company will provide the Contractor with the required bonds in the sums required in the Contract Documents and in a form satisfactory to the Owner's Attorney and in compliance with the requirements of law.
Contractor must be properly licensed in accordance with federal regulations and the laws of the State of Maryland to perform the scope of services described herein, and selected contractor shall submit a copy of all required licenses and certification prior to contract award. Contractor shall maintain required licenses and certifications in good standing for the duration of the contract.
Inclusive Costs: Proposal rates and costs shall include the cost of employer payments to or on behalf of employees. Proposals submitted in response to the RFP without evidence/proof of current required licenses and certifications shall be declared non-responsive and ineligible for further consideration.
The qualifications of prospective bidders will be evaluated by representatives from the Town of Denton, the Maryland Historical Trust, and the project architect in accordance with the Evaluation Criteria set forth herein. Prospective bidders whose Bidder’s Qualifications Statements are determined to be acceptable will be identified as Qualified Bidders.
Denton Water and Sewer 2023 Extension Project
The Town of Denton (Town) is accepting bids on the Denton Water and Sewer 2023 Extension Project. The work includes but is not limited to maintenance and protection of traffic, saw cutting, excavation, water main construction, fire hydrants, water services, valves and appurtenances, sewer main construction, sewer services, all required post-construction testing, trench restoration, temporary pavement restorations, concrete curbing, concrete sidewalk, concrete driveway aprons, concrete curb ramp, landscaping, and permanent pavement restorations. The scope of the work is more fully described in the Project Specifications and on the Project Plans.

Bids must be received by the Town of Denton no later than 1:00 p.m. on Tuesday, August 29, 2023. Bids will be opened and publicly read at this time. All bidders will be notified of the results within one week. The Town reserves the right to reject any and all bids.
