Town of Denton Board of Appeals Notice of Public Hearing – September 12, 2022

The Denton Board of Appeals will hold a Public Hearing on September 12, 2022, at 6:30 p.m., on the following petitions:

#BOA-22-002 Special Exception Request: A petition received from Matthew Mellor for property owned by Gregory Thomas located at 807 Crystal Avenue, Denton, Maryland, for a Special Exception to operate a diesel performance shop.  Application was withdrawn on August 30, 2022.

#BOA-22-003 Variance Request:  A petition received from William and Julie Quick for property located at 117 S. Fifth Avenue, Denton, Maryland, for a 5.5’ side yard setback variance to construct an addition 4.5’ from the side yard property line.  A continuance is scheduled for November 14, 2022.

The Town of Denton Board of Appeals will hold a Public Hearing on Monday, September 12, 2022, at 6:30 p.m., at the Denton Town Office, 4 North Second Street, Denton, Maryland, regarding the following petitions:

#BOA-22-002 Special Exception Request: A petition received from Matthew Mellor for property owned by Gregory Thomas located at 807 Crystal Avenue, Denton, Maryland, Caroline County Tax Map 103, Parcel 629, zoned General Commercial (GC). Applicant seeks a Special Exception to operate a diesel performance shop pursuant to Denton Town Code §128-163 (J). According to Denton Town Code §128, Appendix VII, Official Table of Use Regulations, a motor vehicle repair and maintenance shop may be permitted as a special exception by the Board of Appeals. This application is also scheduled to be reviewed by the Denton Planning Commission on Tuesday, August 30, 2022, at 6:00 p.m., at the Denton Town Office.

#BOA-22-003 Variance Request: A petition received from William and Julie Quick for property located at 117 S. Fifth Avenue, Denton, Maryland, Caroline County Tax Map 103, Parcel 226, zoned Town Scale Residential (TR). Applicant seeks a 5.5’side yard setback variance to construct an addition 4.5’ from the side yard property line pursuant to Denton Town Code §128-163 (K). According to Denton Town Code §128-112 and Table of Density & Dimensional Regulations, Appendix VIII, the required side yard building setback is 10’.
