Town of Denton Notice of Public Hearing – A Proposed Real Property Tax Increase (posted 4/26/2021)

The Mayor and Council of the Town of Denton proposes to increase real property taxes.

1. For the tax year beginning July 1, 2021, the estimated real property assessable base will increase by 1.9%, from $375,176,521 to $382,273,379.
2. If the Town of Denton maintains the current tax rate of $.77 per $100 of assessment, real property tax revenues will increase by 1.9% resulting in a $54,646 of new real property tax revenues.
3. In order to fully offset the effect of increasing assessments, the real property tax rate should be reduced to $.7557, the constant yield tax rate.
4. The Town is considering not reducing its real property tax rate enough to fully offset increasing assessments. The Town proposes to adopt a real property tax rate of $.77 per $100 of assessment. This tax rate is 1.9% higher than the constant yield tax rate and will generate $54,646 in additional property tax revenues.

A public hearing on the proposed real property tax rate increase will be held at 7:00 P.M. on May 6, 2021 at the Denton Town Office, 4 North Second St. Denton, MD 21629. The hearing is open to the public and public testimony is encouraged. Please note that due to the COVID-19 public health safety precautions, public access to the meeting room is limited and must be requested 24-hours in advance of the hearing.

The hearing is also accessible virtually and public comments can be submitted using an online chat feature. Citizens are encouraged to submit comments in writing by May 5, 2021 either by emailing LOrendorf@dentonmaryland.com, or by mailing them to the Denton Town Office at 4 N. Second St., Denton MD, 21629.
