TOWN OF DENTON BOARD OF APPEALS
The Town of Denton Board of Appeals will hold a Public Hearing on Monday, August 11, 2025, at 6:00 p.m., at the Denton Town Office, 4 North Second Street, Denton, Maryland, regarding the following petition:
#BOA-25-003 Sign Variance Requests: A petition received from DENTON RT 404, LLC, for property located at 1199 Industrial Parkway, Denton, Maryland, Caroline County Tax Map 107, Parcel 2359, Lot 2, zoned Regional Highway Commercial (RHC). Pursuant to Denton Town Code §128-181, Applicant seeks sign variances from Denton Town Code §128-143, Appendix V, Table 3. Sign variance requests include (1) 33.3-square-feet canopy sign, Table 3 allows 25-square-feet; (3) 32-square-feet, 6-foot-high directional signs, Table 3 allows 4-square-feet per directional sign, at maximum 3-feet-high; (2) 4-foot 4-inch-high directional signs, Table 3 allows for 3-feet-high directional signs; (1) projected 10.25-inch flat/wall sign, Table 3 allows for a projection of 9-inches per flat/wall sign; (1) combined 87.14-square-feet freestanding/gas price sign, Table 3 allows 30-square-feet for a freestanding sign and 40-square-feet for the price sign.
