NOTICE OF PUBLIC HEARINGS – The Denton Town Council will conduct a Public Hearing on April 6, 2023, at 6:00 p.m., on the following Ordinance:

Ordinance #741 – An ordinance of the Town of Denton to amend the Official Table of Use Regulations, Appendix VII, in the Denton Town Code Zoning Ordinance and the provisions contained in Chapter 128 of the Denton Town Code with respect to industrial uses, industrial parks, and outdoor storage. 

Planning Commission Public Hearing Notice – March 28, 2023, 6:00 p.m. –

SP-23-003:  A request by 920 Market LLC, for a major site plan application to construct an office building at 920 Market Street, Denton, Maryland, Tax Map 103, Parcel 503, zoned General Commercial (GC).

NOTICE OF PUBLIC HEARINGThe Denton Board of Appeals will hold a Public Hearing on Wednesday, February 15, 2023, at 6:00 p.m., regarding petition #BOA-23-001 for a Special Exception.  J. Richard Bullock seeks a Special Exception for a combination use for property located at 617 Camp Road, Denton.

Ordinance #737 – An Ordinance of the Town of Denton to amend the Town of Denton’s 2010 Comprehensive Plan, dated September 13, 2010, to modify the goals and objectives of the Mixed Industrial (MI) District.

Ordinance #738 – An Ordinance of the Town of Denton to amend the Official Table of Use Regulations, Appendix VII, in the Denton Town Code Zoning Ordinance and the provisions contained in Chapter 128 of the Denton Town Code with respect to microbrewery, microdistillery, microwinery, coffee roasting, and restaurant use in the Mixed Industrial (MI) District.

Ordinance #739 – An Ordinance of the Town of Denton revising and amending Chapter 14 of the Denton Town Code Pertaining to Ethics.

NOTICE OF PUBLIC HEARING – The Denton Board of Appeals will hold a Public Hearing on December 12, 2022, at 6:30 p.m., regarding petition #BOA-22-004 for a Special Exception.  Osita Ibe seeks a Special Exception for an intermediate-care home for property located at 1334 Market Street, Denton.

Planning Commission Public Hearing Notice – November 29, 2022, 6:00 p.m.

Ordinance No. 737 – Amendment to the Town of Denton’s 2010 Comprehensive Plan, dated September 13, 2010, to modify the goals and objectives of the Mixed Industrial (MI) District.

NOTICE OF PUBLIC HEARING – The Denton Board of Appeals will hold a Public Hearing on September 12, 2022, at 6:30 p.m., on the following petitions:

#BOA-22-002 Special Exception Request: A petition received from Matthew Mellor for property owned by Gregory Thomas located at 807 Crystal Avenue, Denton, Maryland, for a Special Exception to operate a diesel performance shop.  Application was withdrawn on August 30, 2022.

#BOA-22-003 Variance Request:  A petition received from William and Julie Quick for property located at 117 S. Fifth Avenue, Denton, Maryland, for a 5.5’ side yard setback variance to construct an addition 4.5’ from the side yard property line.  A continuance is scheduled for November 14, 2022.

NOTICE OF PUBLIC HEARING – The Denton Town Council will conduct a Public Hearing on August 4, 2022, at 7:00 p.m., on the following Ordinance:

Ordinance #735 – Critical Area Amendments – An ordinance of the Town of Denton amending the Denton Town Code by amending Section 128-8 Definitions, amending Section 128-36 Supplemental Use Standards, adding Section 128-42.4 Water-dependent Facilities, and amending Section 128-175 GA Growth Allocation Floating Zone with respect to the Critical Area Program in the town of Denton.

Planning Commission Public Hearing Notice – July 26, 2022, 6:00 p.m. –

SP-22-008:  A request by TRAAD, LLC, for a minor site plan application to construct a multifamily dwelling at 202 North Sixth Street, Denton.

SP-22-009:  A request by Bartley Concrete, for a major site plan application to construct an office and truck maintenance shop at the Denton Industrial Park, 85 Engerman Avenue.

SD-22-002:  A request by Denton Project, LLC, for a major subdivision application to construct 44 townhouse units at 812 Camp Road, Denton.

 

 

TOWN OF DENTON NOTICE

OF A PROPOSED

REAL PROPERTY TAX INCREASE

The Mayor and Council of the Town of Denton proposes to increase real property taxes.

  1. For the tax year beginning July 1, 2022, the estimated real property assessable base will increase by 3.1%, from $390,492,340 to $402,551,880.
  2. If the Town of Denton maintains the current tax rate of $0.76 per $100 of assessment, real property tax revenues will increase by 3.1% resulting in $91,653 of new real property tax revenues.
  3. In order to fully offset the effect of increasing assessments, the real property tax rate should be reduced to $0.7372, the constant yield tax rate.
  4. The Town is considering not reducing its real property tax rate enough to fully offset increasing assessments. The Town proposes to adopt a real property tax rate of $0.74 per $100 of assessment. This tax rate is 0.4% higher than the constant yield tax rate and will generate $11,271 in additional property tax revenues.

A public hearing on the proposed real property tax rate increase will be held at 7:00 P.M. on May 5, 2022 at the Denton Town Office, 4 North Second St. Denton, MD 21629.

The hearing is open to the public and public testimony is encouraged.

NOTICE OF PUBLIC HEARINGS – The Denton Town Council will conduct Public Hearings on May 5, 2022, at 7:00 p.m., on the following Ordinances:

Ordinance #733 – An Ordinance to amend the Town of Denton Property Maintenance Code contained in Chapter 94 of the Denton Town Code with respect to property maintenance.

Ordinance #734 – An Ordinance of the Denton Town Council to appropriate funds and estimate income in accordance with the General Fund Budget being adopted for Fiscal Year beginning July 1, 2022, through June 30, 2023, revising the water meter fee rates for users of the municipal water system.

The Public Hearings will take place at the Denton Town Hall, 4 N. Second Street, Denton.

Ordinance #728 – An ordinance of the Town of Denton to repeal and reenact Chapter 128 Article VIII Special District: Critical Area Overlay District and amend Chapter 128 Article II Definitions, Article III Zoning Districts and Zoning District Maps, and amend Article XX amendments of the Denton Town Code with respect to the Critical Area. 

Ordinance #729 – An ordinance of the Denton Town Council to repeal and reenact a new Official Critical Area Map for the Town of Denton. 

Ordinance #730 – An ordinance of the Town of Denton repealing and reenacting with amendments Chapter 49, Erosion and Sediment Control of the Town Code.

March 9, 2022 Public Hearing: The Denton Town Council will conduct a 3rd Public Hearing to provide information on the progress of the Southern States Property Project and to seek public input on future use of the property.

This Project was funded under the Maryland Community Development Block Grant Program which is a federally funded program designed to assist governments with activities directed toward neighborhood and housing revitalization, economic development, and improved community facilities and services.

The hearing will be held March 9, 2022, 6:30p.m. at the Denton Town Office located at 4 N. 2nd Street, Denton, Maryland.

TOWN OF DENTON NOTICE OF PUBLIC HEARING
The Denton Town Council will conduct Public Hearing on October 7, 2021, at 7:00 p.m. on the following Ordinance:

Ordinance #721 – An Ordinance of the Denton Town Council, authorizing the issuance and sale by the Town of Denton (the “Borrower”) of its general obligation bond in an aggregate principal amount not exceeding Six Hundred Thirty-Three Thousand Three Hundred Eighty-Eight Dollars ($633,388.00) pursuant to the authority of the Maryland Water Quality Financing Administration Act (codified as Sections 9-1601 to 9-1622, inclusive, of the Environment Article of the Annotated Code of Maryland (2014 Replacement Volume and 2020 Supplement); Section 19-301 to 19-309, inclusive, of the Local Government Article of the Annotated Code of Maryland (2013 Replacement Volume and 2020 Supplement); and Section C6-21 of the Charter of the Town of Denton, the bond, to be designated “Town of Denton Drinking Water Bond” (with such modifications or other designations or titles as may be agreed to by the Borrower and Maryland Water Quality Financing Administration (the “Administration”), the net proceeds of the sale thereof to be used and applied for the public purpose of financing or refinancing costs of a project generally referred to by the Borrower as the Denton Water Main Replacements Project as more particularly described herein, together with the acquisition of all necessary property rights and equipment, and related architectural, financial, legal, planning and engineering expenses, whether or not specifically stated; authorizing the execution of a loan agreement between the Borrower and the Administration; prescribing the form and tenor of the bond and the loan agreement and the terms and conditions for the issuance and sale of the bond at private sale to the Administration; providing for the prompt payment of the maturing principal of and interest on the bond; covenanting to levy and collect all taxes necessary to provide for the payment of the principal of and interest on such bond; pledging the full faith and credit of the Borrower to the payment of principal and interest on such bond; and generally relating to the issuance, sale and delivery of the bond.

Notice of a Proposed Real Property Tax Increase (posted April 30, 2020)

The Mayor and Council of the Town of Denton proposes to increase real property taxes.

  1. For the tax year beginning July 1, 2020, the estimated real property assessible base will increase by 1.2%, from $363,763,618 to $368,242,770.
